Don’t be Misled!

DON’T BE MISLED when elected officials attempt to obscure facts that reveal their indefensible rezoning approvals. Even when information taken directly from the town’s website is presented, elected officials will still attempt to mislead the public and insult their intelligence. This is very revealing.

Yarbrough Village

For instance, the Yarbrough Village rezoning was approved by this current board on January 10, 2023. It was rezoned from Union County RA-40 and R-20 to Neighborhood Center, R-4, and R-3.

  • A Neighborhood Center allows for smaller scale offices, neighborhood oriented retail and services as well as cottage homes, townhomes, duplexes, triplexes, and quadraplexes at a rate of no more than 8 units per acre. Therefore, a developer can now build up to 8 units per acre on the 21.2 acres.
  • R-3 Residential zoning allows for the development of single family detached homes at a rate of 3 units per acre. The maximum dwellings per acre may increase from 3 units per acre to 3.5 units per acre for single family detached housing in the R-3 district. Therefore, a developer can now build up to 3 (3.5 for cluster subdivision) units per acre on 70.7 acres.
  • R-4 Residential zoning allows for the development of single family detached homes, single family attached homes, and duplexes, at a rate of 4 units per acre (5 units per acre for cluster subdivision). Therefore, a developer can now build up to 4 (5 for cluster subdivision) units per acre on 137.4 acres.

Development

Any development that takes place in Yarbrough Village, which is aligned with the above rezoning, must now be approved. THE DAMAGE IS DONE!
