On June 11th, the BOC denied a new development for the first time in many years. This project of 312 residential units deviated from Waxhaw’s Land Development Code in many ways, and perhaps the crucial factor was the lack of a necessary easement in the small commercial section.

On April 16th, the Planning Board recommended denial of this project.

The main deviations from the LDC were as follows:

  • A reduced ratio of parking spots – 1.65 per unit instead of 2
  • Active park land allocation did not take all residential units into account
  • Completion of the residential section was prioritized over completion of the commercial section

This project would’ve added to the length of the existing Waxhaw Parkway East, but the addition would’ve been narrower.
