Update on Development Approvals

August 29, 2025 by Richard Daunt

When we were first elected as The Waxhaw Wall, we shared a map clarifying which developments had already been approved before we took office. That way, when residents saw construction begin, they would know these projects were not decisions made under our watch.

Since then, additional projects have been approved, despite our “no” votes, by the majority bloc on the Board of Commissioners, and we want to give you a transparent update:

  • April 2024 – Mel Graham’s South Point (240 units)
  • May 2024 – Emerson (723 units)
  • November 2024 – Atrium (190 units)
  • May 2025 – Rehobeth (100 units)

Updated Map

We’ve also created an updated map to help residents see exactly where these newly approved developments are targeted. The total is conservative number, as it doesn’t count the residential units in upcoming developments that are primarily commercial. WCNC reported a higher total. Their video report can be viewed here.

One other major project, Views at Olivia, was expected to be approved on August 12th. But that night, the board majority failed to attend — knowing one of their own would be absent — which left us without a quorum and forced the decision to be delayed.

At our most recent meeting on August 26th, residents once again showed up in force. The board majority, under significant public pressure and hearing strong calls to vote with The Waxhaw Wall, chose to delay the decision until September 23rd. Their stated reason was that the developer had sent an email just hours before the meeting offering a few very small concessions — changes staff had not yet had time to review.

We will continue to keep you informed, and we encourage you to stay engaged and keep making your voices heard. Your presence makes a real difference.

Social Media Update

After public comment at the August 26th meeting in which an ex-NYPD officer who specializes in cyber crime spoke, the “Martin Harpster” Facebook account was suddenly deleted.
