Yarbrough Village rezoning was approved by the current Waxhaw Board of Commissioners on January 10, 2023. This is in addition to at least 600 units already approved by this current board. (Hwy 75/Somer Street, Rogers Pond Subdivision, Villages of Waxhaw, Prescot Village, Cottage Park, Southcreek, and Amavi).
Yarbrough Village will have up to:
8 units per acre on 21.2 acres.
3 (3.5 for cluster subdivision) units per acre on 70.7 acres.
4 (5 for cluster subdivision) units per acre on 137.4 acres.

Town Board Members rely on the following statement to justify their decision to rezone, which is laid out in Chapter 160D- Local Planning and Development Regulation:
“Reasonableness and Consistency Statement- The request is consistent with the Comprehensive Plan and future planning goals of the Town of Waxhaw. It is REASONABLE AND IN THE PUBLIC INTEREST as it will allow for a variety of housing options, it is consistent with the recommended growth and density for the area, and it will allow for the development of a needed transportation corridor.”
Therefore, when rezoning requests are NOT reasonable and NOT in the public interest, they should NOT be approved, i.e., ADELINA, THE POLO GROUNDS, THE DEWITT, and BLYTHE MILL TOWN HOMES, to name a few.
